28 Polo Non-Use Variance Meeting on Wednesday, 3/15/2017 



38 neighbors attended a meeting at St. John's Episcopal Church on Wednesday evening to discuss the developer's proposal to demolish the existing house, split the existing lot, and build two new houses.    

Residents of Polo Lane and Bear Paw Lane, known as High Valley, plus a few members of the  Broadmoor community at large,  met with developer 28 Polo LLC  to view the initial plans and share their concerns.   City Planner Lonna Thelen hosted the meeting, part of the decision-making process for what is known as a non-use variance.  

Those representing High Valley voiced concerns about water runoff down the hill into their residences, while neighbors on Polo Drive didn’t approve of “lot splitting” because of the possibility of precedent-setting for future development.    Civil and soils engineers reported that drainage issues and soil stability for the two future properties would be about the same as the existing house and lot. 


Most the attendees were in strong opposition to granting the variance.   A decision from Thelen is expected in about 30 days.  28 Polo LLC is owned by Broadmoor Investment Group  LLC, whose registered agent is Cynthia FallHowe, according to public records.
